1. Service Overview
Assessorly is committed to helping homeowners understand and potentially reduce their property tax obligations. We analyze property tax assessments, produce detailed valuation reports, and when appropriate prepare and file appeals. By leveraging assessor records, parcel data, and market analytics, we deliver actionable insights.
Our service offerings include:
- SnapShot Report: A custom report built from our Assessorly AVM. The report offers 10 comps, comp data, market extracted analytics, map of comps and subject, and pictures of the comps.
- Assessorly AVM: A free Automated Valuation powered by proprietary algorithms and AI powered analytics.
- FairValue Report: Our custom report written by Tax Appeal staff. It takes every aspect of what the Assessor is looking for. We cover all the bases leaving nothing left to interpretation for them: appropriate comps, market extracted data and analysis, professional delivery.
- Full Service - Flat Fee: Includes the FairValue Report and full representation at the Board of Equalization, ensuring the win. We manage appeal front to back, providing you with email updates throughout the process. Upfront cost.
- Full Service - Contingency Fee: Includes the FairValue Report and full representation at the Board of Equalization, ensuring the win. We manage appeal front to back, providing you with email updates throughout the process. $0 upfront cost; only pay upon successful appeal. Fee of 30% of recovered funds.
- Monitoring Service (Free with Subscription): Ongoing tracking of your property’s assessed value with proactive alerts and appeals when appropriate.
- Subscription Service: Annual subscription includes property tax monitoring and automatic enrollment in our Full Service-Flat Fee package (2027–2028) if your property becomes over-assessed. Subscribers also receive priority support and 10% off standard rates.
2. Eligibility & Account Use
To use Assessorly, you must be 18 years or older. By creating an account, you agree to provide accurate, up-to-date information and are responsible for all activities under your account.
Permitted Uses:
- Utilize tools for your own property’s analysis and appeal.
- Access and download materials from our content library.
Prohibited Uses:
- Resale or redistribution of reports or proprietary data.
- Data scraping, harvesting, or automated extraction.
- Tampering with or reverse-engineering our systems.
- Use of our platform in violation of laws or regulations.
3. Engagement Letter
By initiating service, you enter into an agreement with Assessorly ("the Company") as outlined here. This constitutes your Engagement Letter.
By proceeding, you authorize Assessorly to:
- Evaluate your property’s assessment.
- Prepare and file a property tax appeal on your behalf (if Agency is selected).
- Communicate with your local assessor's office and utilize public and proprietary data to pursue a fair value.
You agree to cooperate with reasonable documentation requests necessary to complete your appeal.
4. Guarantee Policy (Full Service - Flat Fee)
We proudly offer a 100% Satisfaction Guarantee on select services.
Eligibility:
The guarantee applies only to Full Service - Flat Fee packages. It excludes government filing fees.
Conditions to Qualify:
- Must sign Agency Agreement for Assessorly to assume full representation during assigned tax cycle
- AVM search indicated your property was “Over Assessed.”
- You purchased the Full Service - Flat Fee package with Agency representation.
- You provided all required documentation and responded to communications.
- Your appeal was submitted on time for your county.
- The final appeal decision did not result in a value reduction or tax savings.
To Request a Refund:
Email support@assessorly.com within 30 days of receiving the final decision. Include:
- Your name and property address
- Order confirmation
- A copy of the appeal decision
Approved refunds are issued within 30 business days.
Exclusions:
- “Fairly Assessed” AVM results
- AVM-only, FairValue Report or SnapShot Report
- Client-withdrawn appeals
- Missed deadlines due to client inaction
- Value increases due to property improvements
5. Contingency Pay Policy (Full Service – Contingency)
At Assessorly, we believe in results-driven service. That’s why our Full Service – Contingency product allows you to proceed with no upfront risk. You only pay if your property tax appeal is successful.
Eligibility Requirements
- $0 Upfront Cost: You must provide a valid credit card at the time of engagement. No charges will be made unless your appeal is successful.
- Agency Agreement: You must sign a formal Agency Agreement authorizing Assessorly to represent you in both current and prior year tax cycles.
- Documentation Compliance: You must provide all required property information and supporting documentation in a timely manner.
- Responsiveness: You must respond promptly to communications from Assessorly throughout the appeal process.
- Timely Submission: Your appeal must be submitted within the required deadlines established by your local county assessor or Board of Equalization.
Success-Based Billing
If your appeal is successful, Assessorly will charge 30% of the recovered funds to the credit card on file. “Success” is defined as a reduction in the assessed value of your property resulting in a direct tax savings, as confirmed by the county.
If the payment is declined or cannot be processed, Assessorly will immediately contact you to arrange alternate payment.
Full payment is due immediately upon receipt of invoice, in order to avoid interest, penalties, or recovery actions.
Non-Payment & Enforcement
- The client agrees to be responsible for all legal fees and costs incurred by Assessorly in the process of recovering owed funds.
- If communication or payment is not received within 30 days, Assessorly reserves the right to file a mechanic’s lien on the subject property under applicable state statutes.
Disclaimers
- The Contingency Fee product does not guarantee a specific outcome or appeal success.
- Assessorly reserves the right to determine which tax cycles will be pursued for appeal, based on internal analysis and the projected minimum recovery amount. Appeals will only be initiated if the potential benefit meets or exceeds our thresholds for filing.
- Failure to meet the eligibility requirements may void your participation in the Contingency Fee program and convert your case to a fee-based service.
- Clients who bypass, duplicate, or obstruct Assessorly’s efforts may forfeit eligibility and still be liable for services rendered.
6. Client Responsibilities
By using Assessorly, you agree to:
- Provide accurate information about your property
- Respond promptly to documentation and communication requests
- Review appeal documents before submission, if requested
7. Limitation of Liability
Assessorly does not guarantee any specific tax savings. Decisions rest with local assessors and appeal boards. Our insights rely on public and third-party data, which may not be fully accurate or current. Tax estimates are for guidance only and do not constitute legal or financial advice.
8. Intellectual Property
All content, tools, and reports—excluding publicly available data—are the intellectual property of Assessorly. You may not reproduce, reverse-engineer, or misrepresent our materials without express written permission.
9. Termination
We reserve the right to suspend or terminate your account if you violate these terms. You may cancel your account at any time. To satisfy audit and regulatory obligations, Assessorly stores all account actions and organizational records indefinitely for compliance review. Personally identifiable information may be removed upon written request from the account owner or organization administrator, subject to identity verification and legal retention requirements. We may retain anonymized data for analytical and compliance purposes.
10. Disclaimers
Assessorly services are provided “as is.” We make no guarantees regarding outcomes, appeal success, or future tax valuations. Engagement with Assessorly does not establish a legal or fiduciary relationship.
11. Limitation of Damages
To the maximum extent permitted by law, Assessorly shall not be liable for indirect, incidental, or consequential damages. Our total liability will not exceed the fees you have paid to us in the preceding 12 months.
12. Changes to Terms
These Terms may be updated periodically. We will notify users via email or platform alerts when material changes are made.
